We encourage this when possible, and provide GPS coordinates, maps, and driving directions on each property page under the “Location” information. If you need more help locating the property, we are happy to help.

Due to the nationwide span and the remote locations of our properties, we are not able to meet you at a property, however, you are welcome to visit the property you are interested in at any time that’s convenient for you. The street address, GPS coordinates, and directions can be found on the property page under the “Location” information. Feel free to contact us should you need additional assistance locating a property.

No. All of our properties are free from liens or any other encumbrances.

Yes! You can purchase a property no matter where you live. We’ve even had buyers from other countries purchase land from us.

Everyone qualifies for an installment payment plan on a property. No credit check is required.

Once you’ve decided on the right property, you can check out directly on the property page by filling out the “Buyer’s Application”. After you have purchased the property, we will contact you within 24 hours and send the land contract to you for a digital signature.

We have flexible options for you to make your monthly installment payments. Our preferred method is to ACH withdraw the installment from your bank account. We also accept credit or debit cards and have other methods for you to make your monthly installment.

We take ownership of properties under a couple different business entity names including Genesis Lots LLC and _________.


All of our properties on the website are recorded in our company name Genesis Lots LLC or our other LLC: _________ and available to purchase. As soon as that deed is recorded in our name, we list the property.


Most counties around the country take several weeks to months to update their ownership record on the county website. Also, pro tip, the Tax department usually only updates once a year when it’s time to pay the taxes.


We can send you the recorded deed when we purchased it so you can check the chain of title if you wish.


Also, if it’s a newly posted property, it might have back taxes or HOA/POA dues that are in the process of being paid off. They will be paid in full and $0 balance when you take ownership.

Unless indicated in the description, the rural properties we represent do not have utilities. They’re perfect for a solar- or wind-powered “green getaway.”

Mineral rights are not included. However, the area has been geologically investigated and nothing of value has been found. We have never found this to be an issue with any of the properties we have sold.

Yes, if the property is zoned for agriculture and recreation. You can do almost anything you’d like with it, including installing a manufactured home or trailer. Please do your due diligence. We put what the zoning is and what we know about the restrictions on each property page.

On each property page, it will list the approximate property taxes per year. And if there is a HOA, it will also list that amount annually too.

Your property isn’t “locked in” until we receive your down payment. Before making arrangements to see a specific parcel, we strongly encourage you to pay your down payment to ensure that the property hasn’t been sold to someone else by the time you arrive. (Remember, your down payment is covered by our 100% satisfaction guarantee.) We’ll then make arrangements with you to visit the property at your own expense. Will give you maps, GPS coordinates, and we’ll even connect you with a local surveyor.

Within 24 hours of receiving the information from the Buyer’s Application, you will receive the documents via email using signnow.com to sign digitally. (We can also mail the documents.) This packet will include your Land Contract, Promissory Note, and Purchase Sale Agreement. Once you sign the documents digitally we will set you up on automatic payments (another way to save trees by avoiding payment coupons). Once you pay off your note, we will issue your Warranty Deed along with other paperwork required by the County.

If it was cash transaction, we will also prepare the Deed and necessary paperwork to file at the County. One big plus in buying land from us is that we will pay all recording costs and Genesis Lots is approved for electronic filing which speeds things up a lot. Most deeds are recorded within 24 hours. This is a major advantage instead of waiting for 3-4 weeks to get a deed in the mail.
